How to read a first-rental ledger

Cash flow, cap rate, and DSCR from inputs you can see, plus the county record when you give an address.

What the ledger is willing to compute

It takes price, down payment, rate, rent, vacancy, and the carrying costs listed on the page: tax rate, insurance, maintenance, management, closing, make-ready. Cash flow is what is left after those. DSCR is net operating income divided by the mortgage payment.

The rate starts from this week's Freddie Mac survey, plus the investor premium stated on the page. Change it if your lender quoted something else. Their quote wins.

What it will not do

It will not tell you a property will cash flow because an address looks cheap. If you give an address, assessed value and taxes from the county replace the estimates. Rent is still your input, because the county file is not a lease.
