Estimates, not quotes

Insurance, maintenance, management, and make-ready start as stated allowances. They are estimates. A property manager's fee and an insurer's premium are quotes, and they replace these numbers when you have them.

The verdict words — works, thin, negative — describe the arithmetic, not a promise that a tenant or a lender will agree.
